After years in the mortgage industry, I kept running into the same story: retirees who were house-rich and cash-poor, stressed about making ends meet, and convinced they had no good options. When I dug into reverse mortgages — the FHA-insured HECM in particular — I realized they were one of the most misunderstood and underutilized tools in retirement planning.
The myths were everywhere: “The bank takes your house.” “Your heirs get nothing.” “It's a last resort.” What I found instead was a regulated product with strong consumer protections, mandatory counseling, and flexibility that could help people stay in their homes, eliminate monthly mortgage payments, and even grow a line of credit they might not need for years.
